Terms of Use
These terms govern your use of HeyMortgageGuide.com and its educational content, calculators, forms, surveys, scheduling tools, and links to mortgage services.

HeyMortgageGuide.com (the “Site”) is operated as The Mortgage Guide, the professional brand of Victor Emmel, Mortgage Loan Officer, NMLS #133605. Mortgage brokerage and loan-origination services referenced on the Site are provided through Coast2Coast Mortgage, LLC, NMLS #376205 (“Coast2Coast,” “we,” “us,” or “our”), subject to applicable licensing and program availability.
The Mortgage Guide is a marketing and educational brand, not a separately chartered bank, lender, or mortgage company. See our Licensing page for current licensing information.
2. Eligibility and site availability
You must be at least 18 years old and have legal capacity to use the Site. The Site is intended for users in the United States. Mortgage products and services are available only in jurisdictions where the applicable loan officer and company are authorized to conduct business.
We may change, suspend, or discontinue any part of the Site at any time. We do not guarantee that every feature, program, or service will be available in every location.
3. Educational purpose; no professional advice
Site content is general educational and informational material. It is not legal, tax, accounting, investment, appraisal, real-estate, or financial-planning advice. Content concerning divorce, trusts, business ownership, estate planning, or taxes does not replace advice from an attorney, tax professional, financial adviser, appraiser, or other qualified professional.
Your circumstances may differ from the examples presented. You are responsible for obtaining advice appropriate to your situation.
4. Mortgage information; no commitment to lend
Nothing on the Site is a loan approval, preapproval, commitment to lend, rate lock, Loan Estimate, credit decision, or guarantee of financing. A completed questionnaire, qualifier, calculator, appointment, or document request does not create a lender-borrower relationship or obligate any party to proceed.
Rates, payments, program terms, assistance amounts, eligibility limits, fees, closing costs, and product availability may change without notice. Final terms depend on a complete application, credit and underwriting review, verified documentation, property eligibility, appraisal or valuation requirements, funding availability, and applicable law. Not all applicants will qualify.
Coast2Coast Mortgage is a mortgage broker and may submit eligible loan applications to third-party lenders or investors. It is not the source of every loan product described on the Site.
5. Calculators, quotes, and examples
Calculators, affordability tools, payment examples, rate illustrations, home-value tools, rental estimates, and loan comparisons provide estimates only. Results may omit or estimate taxes, insurance, mortgage insurance, homeowners-association charges, assessments, utilities, prepaid items, discount points, closing costs, changes in rates, or other expenses.
Do not rely on an estimate as a final disclosure or financial commitment. Verify actual figures with the appropriate mortgage, insurance, tax, real-estate, legal, or financial professional.
6. Forms, surveys, and information you provide
You agree that information you submit will be accurate, current, and yours to provide. Initial website forms and surveys are generally intended for preliminary review and may not be secure channels for highly sensitive documents.
Do not submit Social Security numbers, passwords, full account numbers, tax returns, bank statements, identity documents, or other sensitive records through a general contact form, survey, text message, or ordinary email. When such information is needed, use the secure application or document-delivery method provided to you.
Submitting information does not guarantee a response, eligibility, approval, or any particular result.
7. Calls, text messages, email, and electronic records
When you provide contact information and request a response, you authorize us and our service providers to contact you about that request by telephone, text message, or email. Where a form includes additional consent language, the disclosures presented with that form also apply.
Message frequency varies. Message and data rates may apply. Reply STOP to opt out of marketing text messages and HELP for help. You may unsubscribe from marketing emails using the link in the message. Consent to marketing communications is not a condition of applying for or obtaining mortgage services.
Transactional or service communications—such as appointment reminders, application updates, security notices, and legally required messages—may still be sent when permitted by law. Mobile carriers are not responsible for delayed or undelivered messages. Email and text messaging are not guaranteed to be secure.
If you choose to conduct business electronically, electronic signatures, disclosures, and records may be used where permitted by law. Any consent to receive legally required mortgage disclosures electronically is governed by the separate E-SIGN consent presented through the secure application or disclosure platform. These Terms do not replace that consent.
8. Third-party websites, platforms, and services
The Site may link to or embed services operated by third parties, including scheduling, customer-relationship management, surveys, calculators, home-value tools, mortgage application portals, document systems, video, maps, analytics, advertising, and social-media platforms. A link or integration does not mean we control or endorse every statement, product, security practice, or availability decision of that provider.
Your use of a third-party service may be governed by its own terms and privacy notice. We are not responsible for third-party content, outages, errors, or practices.
9. Intellectual property
The Site and its original text, graphics, branding, layout, downloadable resources, and other content are owned by us or used with permission and are protected by applicable intellectual-property laws. You may view, download, or print materials for your personal, noncommercial use. You may not reproduce, sell, publish, modify, distribute, scrape, frame, or create derivative works from Site content without prior written permission, except as allowed by law.
Third-party names, trademarks, certifications, and logos belong to their respective owners.
10. Acceptable use
You may not use the Site to:
- violate any law, regulation, contract, or third-party right;
- submit false, fraudulent, infringing, harmful, or unlawful content;
- impersonate another person or misrepresent your authority;
- gain unauthorized access to systems, accounts, or data;
- introduce malware, overload the Site, bypass security controls, or disrupt service;
- harvest personal information, send spam, or conduct unauthorized automated scraping; or
- use Site content or tools to make unlawful lending, housing, employment, or other decisions.
We may restrict access or remove submissions when reasonably necessary to protect users, the Site, or our legal obligations.
11. Privacy and security
Our Privacy Policy explains how information associated with the Site is collected, used, and disclosed. Separate financial privacy notices may apply if you become a consumer or customer of Coast2Coast Mortgage.
Although reasonable safeguards are used, no website, email, text message, or electronic transmission is completely secure. You are responsible for maintaining the confidentiality of any credentials and for promptly notifying us of suspected unauthorized activity.
12. Disclaimers
To the fullest extent permitted by law, the Site and its content are provided “as is” and “as available,” without warranties of any kind, express or implied, including warranties of accuracy, completeness, merchantability, fitness for a particular purpose, title, noninfringement, availability, or security.
We do not warrant that the Site will be uninterrupted, error-free, free of harmful components, or suitable for your particular goals. Nothing in these Terms excludes a warranty or right that cannot lawfully be excluded.
13. Limitation of liability and indemnification
To the fullest extent permitted by law, Coast2Coast Mortgage, Victor Emmel, The Mortgage Guide, and their owners, personnel, affiliates, vendors, and representatives will not be liable for indirect, incidental, special, consequential, exemplary, or punitive damages, or for lost profits, data, goodwill, or opportunities, arising from or related to the Site.
You agree to defend, indemnify, and hold those parties harmless from third-party claims, liabilities, damages, and reasonable expenses arising from your unlawful misuse of the Site, your violation of these Terms, or your infringement of another person’s rights. These limitations do not apply where prohibited by law.
14. General terms
Changes
We may update these Terms by posting the revised version and changing the “Last updated” date. Material changes apply prospectively unless law requires otherwise.
Governing law
These Terms are governed by the laws of the State of Utah, without regard to conflict-of-law rules, except where federal law or another jurisdiction’s mandatory law applies.
Severability; waiver; assignment
If a provision is unenforceable, the remaining provisions remain in effect. A failure to enforce a provision is not a waiver. You may not assign your rights under these Terms without our written consent; we may assign these Terms in connection with a lawful business transfer or reorganization.
Entire agreement
These Terms and the Privacy Policy are the complete agreement concerning use of the Site. Loan applications, disclosures, agreements, and other transaction documents are separate and control the mortgage transaction to which they apply.
