Your mortgage planning stage

Good mortgage planning starts with where you are today.

You do not need to fit yourself into a loan process. Mortgage Guide 365 organizes your mortgage planning around your current situation, then provides the tools, mortgage guidance and next steps that are most useful for that stage.

One mortgage-planning relationship. Seven practical stages. Instead of waiting until you need a loan, you and your mortgage planner can identify what deserves attention now and prepare for the decisions that may come next.
01 · Explore

I want to buy someday.

Homeownership is on your radar, but you may still be months or years away from making a move.

Planning focus
Understand affordability, timing and what you may need to work toward.

02 · Build

Something needs work first.

Credit, debt, income structure or another qualification issue may need attention before buying makes sense.

Planning focus
Identify the obstacle and create a practical improvement plan based on your situation.
Build My Plan
03 · Save

I’m working on the money side.

Buying may be possible, but savings, cash to close, reserves or monthly cash flow need more attention first.

Planning focus
Establish realistic savings, down-payment, cash-to-close and reserve targets.
Plan My Savings
04 · Get Ready

I want to know what I can realistically buy.

Buying is getting closer, and it is time to move beyond general estimates and review your complete financial picture.

Planning focus
Review financing options, estimated payment, cash needed and a practical purchase range.
Get Purchase-Ready
05 · Shop

I’m pre-approved and looking at homes.

You are actively shopping and need current numbers, clear financing details and responsive support when a property catches your attention.

Planning focus
Evaluate homes and structure offers using updated payment, cash and financing information.
Support My Home Search
06 · Settle In

I just bought. What happens now?

Closing is complete. Now it is time to understand your new mortgage, payments, servicing and available homeowner tools.

Planning focus
Understand servicing, escrow, payments, home value and the first steps after closing.
Explore Homeowner Support
07 · Optimize & Grow

I own a home. What should I be watching?

Monitor your mortgage, equity and future goals so you can recognize when refinancing, accessing equity, moving or investing deserves a closer look—without manufacturing a reason to make a change.

Planning focus
Review the numbers and act when a change may improve your position—not simply because another loan is available.

Your stage can change

Your mortgage plan should move with you.

Your current stage is simply the part of the journey that deserves attention now. As your finances, timing, home equity and goals change, Mortgage Guide 365 adjusts the guidance and next steps with them.

Beyond your current stage

What does ongoing mortgage planning actually include?

Your stage organizes the plan. The tools, financial preparation, homeowner insights and ongoing reviews are what make the plan useful before, during and after a mortgage transaction.

Ongoing mortgage planning support

A mortgage plan should help you make better decisions— not just prepare for a loan.

Mortgage Guide 365 turns mortgage planning into an ongoing process. It combines a personalized strategy, useful financial numbers, homeowner insights and continued mortgage guidance so you can understand what deserves attention now and what can wait.

Your next-step plan

Know what deserves attention now.

Your mortgage plan is based on your timing, finances and current goals—not a generic checklist or an assumption that you need to apply immediately.

  • Your current mortgage-planning stage
  • The goal you are working toward
  • Priority actions and preparation
  • Items that can reasonably wait
Your decision-ready numbers

Turn broad goals into useful mortgage numbers.

The numbers you need depend on the decision in front of you. MG365 helps organize the relevant estimates and comparisons for your current stage.

  • Affordability and payment scenarios
  • Estimated cash needed to purchase
  • Mortgage and strategy comparisons
  • Updated numbers when circumstances change
Your home and equity

Keep the mortgage connected to the asset.

Mortgage planning should continue after closing. Home-value, equity and mortgage information provide important context for future housing and financial decisions.

  • Estimated home-value changes
  • Estimated available equity
  • Mortgage balance perspective
  • Potential options worth reviewing
Your ongoing mortgage guidance

Do not start from zero every time life changes.

When rates, income, equity, family plans or real-estate goals change, we can evaluate the new decision using the context and planning history already established.

  • Periodic mortgage-strategy reviews
  • Home-equity planning when appropriate
  • Future purchase and move-up planning
  • Refinance or investment analysis when relevant
Advisor-led and technology-supported

The tools support the mortgage plan. They do not replace your mortgage planner.

Calculators, secure communication, financial-preparation resources and home-value and equity insights help keep useful information organized. The strategy remains personal: Victor Emmel, CMPS™, a Certified Mortgage Planning Specialist, helps you interpret the information and decide which next step fits your situation.

A benefit of the ongoing relationship

Qualifying MG365 clients may receive Zero Lender Fees for Life on future loans.

It is a meaningful long-term benefit, but never a reason to refinance, borrow or move unless the underlying mortgage strategy also makes sense.

A long-term MG365 benefit

Zero Lender Fees for Life

MG365 is built around an ongoing mortgage-planning relationship. When you return for a qualifying future loan, eligible lender fees may be waived—while the mortgage decision itself is still evaluated on its complete financial merits.

On qualifying future loans
$0

Eligible lender fees

Eligible origination, processing, underwriting and administrative lender fees may be waived under the MG365 benefit.

Lender fees that may be waived
Origination fee Eligible lender origination charge.
Processing fee Eligible lender processing charge.
Underwriting fee Eligible lender underwriting charge.
Administrative fee Eligible lender administrative charge.
Important distinction

Zero lender fees does not mean zero closing costs.

Third-party and transaction-specific expenses may still include appraisal, title, settlement, recording, credit, taxes, insurance, discount points, mortgage insurance or applicable funding fees.

Strategy comes first

Fee savings should never determine the mortgage decision.

Buying, refinancing or accessing equity should still improve your overall position. If the underlying strategy does not make sense, the availability of a lender-fee benefit does not change that.

The mortgage-planning difference

The greater value is the guidance between transactions.

Fee savings may matter when the right opportunity arrives. Mortgage Guide 365 is designed to keep the planning, information and relationship useful before, during and long after a mortgage transaction.

See the MG365 Difference →

Zero Lender Fees for Life is an MG365 benefit available only on qualifying future loans and eligible lender fees. It is not a promise that every future transaction will have no lender fees or closing costs. Loan approval, availability, pricing, terms, program eligibility and transaction costs depend on the borrower, property, loan program and market conditions.

Why Mortgage Guide 365 is different

Traditional mortgage planning can start too late—and end too soon.

A transaction-only relationship focuses primarily on the next loan. Mortgage Guide 365 expands mortgage planning into an ongoing relationship that can remain useful before, during and after a mortgage transaction.

Transaction-only model

Planning around the next loan

Planning starts when a loan is needed

The conversation may not begin until the borrower is ready to apply, refinance or make an offer.

The current transaction drives the strategy

Communication and analysis concentrate on completing the immediate mortgage transaction.

The relationship fades after closing

When another decision arises, the borrower may need to find someone new and rebuild the planning context.

Mortgage Guide 365

Planning around your next decision

Mortgage planning starts wherever you are

Begin years before buying, while preparing, during an active home search or after you already own a home.

Your situation determines the guidance

Timing, finances, mortgage structure, home equity and future goals help determine what deserves attention.

The planning continues after closing

Future decisions can begin with an established relationship, ongoing mortgage guidance and useful historical context.

The MG365 upgrade

Mortgage Guide 365 turns mortgage planning from a single event into an ongoing strategy.

That does not mean constantly looking for another loan. It means having a reliable place to evaluate your options when your timing, finances, home, equity or goals change.

Experience adds context

A mortgage-planning system is only as useful as the guidance behind it.
