A clear plan for your next property

Finance the property. Build the portfolio.

Buying a rental or refinancing one you own? Let’s compare financing around the property’s income, your available cash, and your plans for the investment.

Match the financing to your situation

Two ways to start the conversation.

Property income · DSCR

Let the rental income lead.

A DSCR loan evaluates the rental property’s income relative to its housing payment rather than using your personal income to calculate a traditional debt-to-income ratio.

We’ll also review credit, down payment or equity, reserves, and the property itself.

Self-employed income · Bank statements

Your deposits may tell a fuller story.

If you’re self-employed, a bank statement program may use eligible personal or business deposits to evaluate income instead of tax returns.

We’ll review deposit history, applicable business expenses, and whether the program fits your rental purchase or refinance.

How does the rent compare with the payment?

Use the DSCR calculator to explore rental income against an estimated housing payment. Try different loan amounts and terms to see what changes.

A quick example: $2,500 in monthly rent divided by a $2,000 housing payment gives a ratio of 1.25.

For many residential DSCR programs, the payment includes principal, interest, taxes, insurance, and applicable association dues. A ratio above 1 means rent exceeds that payment; it does not account for every operating expense or guarantee approval.

Planning estimates only. Rental income methods, required ratios, rates, and eligibility vary by lender and property. Include vacancy, maintenance, management, and other expenses in your investment analysis.

Your next step

Tell me how you want to qualify.

These short questionnaires are intakes, not full mortgage applications. Share what you know so we can build a personalized financing plan—whether you have a property under contract or are planning your next purchase.

Qualify on the property’s income.

Start with the rental scenario. We’ll review the rent, payment, available capital, and timing for a possible DSCR loan.
